Water under the boiler? Start with safety and the source.

Condensate or heating water? Ask which route failed.
Condensing boilers recover heat while moisture in their exhaust becomes liquid. Viessmann Canada explains this condensation process. That helps explain why the equipment has a condensate route; it does not establish that water on your floor is normal.
For an assessment, ask the contractor to distinguish the condensate route from the pressurized heating circuit and any domestic-water connections. The distinction changes what needs checking. “It is a high-efficiency boiler” is not enough to classify the puddle. Avoid disconnecting tubing or pouring chemicals into a drain to test your own theory.

What a repair recommendation should explain

- Loss of heat or hot water, recent service and previous refilling.

Confirm before the visit
- Who can authorize work and provide access?
- Does the booking include active leak diagnosis?
- What immediate model-specific advice applies?
- Will another contractor or strata manager need to coordinate?
- What evidence is needed before ordering parts?
For Navien, Viessmann, IBC, Rinnai, Bosch or Super Hot equipment, send the complete model rather than the brand alone. Boiler families and connected systems differ. A brand name does not confirm a part number or establish current parts availability.
Repair, replacement or routine service?
Book an active leak as a fault assessment. If you request boiler service and maintenance, disclose the water issue so the scope can be clarified. Routine maintenance and fault diagnosis may involve different work.
Before comparing boiler replacement, ask for the confirmed condition, repair options, parts availability and findings about the connected system. A major internal problem may justify a wider comparison; an isolated repairable connection may call for a different discussion. Age or a single photograph should not replace the assessment.

Questions about water leaks
Can I keep using a boiler that is leaking water?
Do not assume continued heating means continued use is safe. Keep away from hot water and wet electrical equipment, and request advice for the exact appliance. Follow its documented shutdown instructions only when safe and understood. Equipment that has been under water needs qualified assessment before reuse.
Does water under a boiler mean the heat exchanger has failed?
No. The visible wet area does not establish the source. Water can travel from a connection or another component. Heat-exchanger failure requires professional confirmation before a major repair or replacement decision.
Is condensate from a boiler normal?
A condensing boiler produces condensate during operation, but it needs to follow the intended drainage route. Water escaping onto the floor or outside that route should be assessed. A condensing model does not make every puddle normal.
Should I refill a boiler when it is leaking?
Do not use repeated refilling as a workaround for a known leak. Report the displayed pressure and any previous refilling. The contractor needs to identify the loss and advise on the correct procedure for the model and connected system.
Can I tighten a leaking boiler fitting myself?
