Most gas furnace replacements SkyLimit does cost $6,200 to $7,000 before GST. That price includes the new furnace, the installation, the gas permit and taking away the old furnace. Where you land in that range depends mostly on the venting: a straight swap is about $6,200, and replacing an older mid-efficiency furnace that needs new venting and a drain is up to $7,000.
Prices by Type of Job
| Job | Price before GST |
|---|---|
| Straight replacement: the venting and gas line are already in place | About $6,200 |
| Replacing an older mid-efficiency furnace | $6,500 |
| Replacing a mid-efficiency furnace when the venting has to be rerouted and a condensate drain added | $6,500 to $7,000 |
| Two-stage or modulating furnace | $6,500 to $7,000 |
| Removing an old furnace without installing a new one | $1,000 |
These are SkyLimit’s own prices for a typical house. David confirms the exact price after he has looked at the furnace room, the ductwork, the venting route and the gas line, and you approve it before anything is booked.

Why Mid-Efficiency Replacements Cost More
New gas furnaces sold in Canada are high-efficiency (condensing) models. An older mid-efficiency furnace vents through a metal flue, often shared with the water heater. The new furnace vents through plastic pipes on an outside wall and needs a drain for the water it produces. Running those pipes and the drain is the extra work in the $6,500 to $7,000 range. If your water heater shares the old flue, David checks that it still vents properly once the furnace is moved off it.
Furnaces We Install
David usually supplies American Standard, Lennox and Trane furnaces. He sizes the furnace to the house rather than copying the old one, because a furnace that is too big starts and stops often and one that is too small runs and runs on cold days.
How Long It Takes
Most replacements take one day. The old furnace comes out and the new one is running the same day. David tells you in advance if your job will take longer, for example when the venting has to be rerouted.
Repair or Replace?
If your furnace has stopped working, start with a repair visit: a $169 service call (call-out and diagnosis, parts extra). David tells you what failed and the repair price. Then compare that with a replacement quote. Age alone doesn’t decide it; the repair price, parts availability and the condition of the rest of the furnace do. A cracked heat exchanger is the usual exception. See heat exchanger problems.
Rebates
FortisBC sometimes offers rebates on high-efficiency equipment. Programs change, so check FortisBC’s current rebates and offers before you choose a furnace, and ask David whether the model he quotes qualifies.
